These projects had strategic building input post-tender, and proceeded, following some delays and costs to the developer while solutions were defined and documented.

New Townhouses – Collingwood

Project Summary

New mixed use development comprising 7,  3 level townhouses/apartments and associated commercial tenancy on a tight inner-urban site on an arterial road.

Competitive Tender for Lump Sum Contract

Context

Original tender value of $3.35M was some $900k in excess of Quantity Surveyors estimate and client feasibility.  A post tender value management and documentation review was undertaken with the client and architect resulting in $650k (25%) of cost savings.

Buildability Solutions
Complete structural redesign was undertaken to maximise efficiencies of craneage and site logistics which also delivered significant program savings, finishes/fixtures substitutions, services review and redesign

Outcome

Construction commenced 3 months late due to the value management process. The  construction period was 10 months (compared with previous program of 12 months).  Direct and indirect costs associated with the value management and redocumentation /redesign process $60k.  Value management savings were $650k.  Net benefit to developer of strategic construction input, $590k.
